Counting the Cost of a Cheadle New Build Home

Traffic Chaos and new home development has been on everyone's mind recently, and unfortunately these two things are often linked. This story hopefully isn't typical, but does show significant failings by both the developers and the planning office.


As completion of the Bellway Homes Development, at Cecily Mills is finally reaching an end, after more than 4 years of endurance by residents, it is worth discussing one single property. SMDC presumably passed planning for one house on Churchill Road to be facing away from the site, which means the services have to be run in separately. No one it seems has considered or co-ordinated this activity. This property, like any other needs connectivity to services; water, electricity, gas and telephone just to maintain a basic living standard. I watched this property’s progress with interest. I can tell you that for each connection, a pavement closure notice was needed, 4 way traffic lights installed, and road works commenced on 4 separate occasions. These ranged from 3 to 5 days each time. The workmen happily told me that this should have been coordinated, affected residents had been informed, and they had followed due process. This was in reality, patchy at best and down right inconvenient for the most part. It is a ridiculous situation, and I wonder if the cost of the fiasco would be more than the value of the house? Fortunately that’s not for me to worry about. What does concern me is that this is a completely avoidable situation had SMDC carried out proper management of this development and someone, anyone, overseen the disruption for the road closures. 


This is a system which is clearly very broken and cannot continue. If you’ve experienced issues of this kind I urge you to report them. With much more building work planned for Cheadle. Enough is Enough.

Update: The latest current road closure for Churchill Road/Harbourne Road junction which was to be two days only, is now in day four with no sign of activity for 3 of those days.
